Springhills South Community Development District
The Springhills South Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes, as amended, and established on July 5, 2022 by the Board of County Commissioners of Alachua County, Florida, Ordinance No. 2022-12 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Springhills South CDD encompasses an area of approximately 113.39 acres located in the southwest quadrant of the intersection of Interstate 75 and NW 39th Avenue in Alachua County in Alachua County, Florida. The Springhills South CDD expects to plan establish, acquire, construct or reconstruct, enlarge or extend, equip, operate, and maintain additional systems and facilities.

The Springhills South Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on July 5, 2022 by the Board of County Commissioners of Alachua County, Florida, Ordinance No. 2022-12. The powers are as described in F.S. § 190.011, 190.012(1), and 190.012(3). The District shall not be authorized to collect or impose public improvement fee(s) (“PIF”), which for purposes of this Ordinance are defined to mean “fees collected on sales transactions to pay for on-site improvements and pursuant to a recorded real estate covenant;” provided, however, that nothing herein shall be construed to limit the authority of the District to levy and collect non-ad valorem special assessments, or other fees or costs other than PIFs, pursuant to Chapter 190, Florida Statutes.
